I am confused about how immunity increases and decreases stack.
For example, a treant (-25% fire imm.) wearing a ring of fire (+100% fire imm.) an a Blazebolt ring (+50% fire imm.).
Would he get 100 + 50 - 25 = 125%, but max is 100 so, he'd get 100%
Or would he get 100 + 50 = 100(max) - 25 = 75%
And is that the same for hells penalties?

It all adds up. 100 + 50 - 25 = 125%, which is what you'd get. Hells penalties would reduce your immunity to fire further.
Thought I should should point out this issue just in case you didn't know about it:
There's a bio-bug regarding subrace damage vulnerabilities; which means every time you die and get res'd your subrace vulnerabilities are re-applied; which can add up pretty quickly to a severe vulnerability. The good news is that it's easy to fix. Just quickslot an immunity item to match your vulnerability (fire in this case); and make sure to unequip it and reequip it every time you die and get res'd and you should be ok.

Most likely ultimabob. If I was you I'd test it: Head to the arena and have a friend who can hit you with the appropriate damage type (piercing iirc) and kill you a few times to see if you start taking more and more of that damage type after each death.
